This scheme is a residential led mixed-use development located on Eastdown Park, and it provides 21 new homes.
The site is in the London Borough of Lewisham. The site previously housed a food preparation business that is currently vacant following occupier failure.
The site presented multiple constraints, most notably with potential overlooking towards the neighbouring properties to the north and west, and with the extremely low density one and two storey regional elctricty sub-station to the south.
The massing of the final scheme managed to mitigate overlooking through multiple rear setbacks and centralised lower storey volumes. The use of brass cladding to the upper floor reinforced the exisitng scale of the street by maintaining the adjacent three and a half storey high Edwardian eaves line.
The 21 new homes within the scheme have full height windows, private balconies and the majority of flats are dual or triple aspect.
