This scheme is a mixed-use development comprising replacement industrial space, 58 dwellings and 250 student bedrooms. The scheme was originally granted planning permission as a mixed-use development comprising replacement industrial floor space and 130 flats, but an amended scheme within the same massing was submitted for planning.
The site is part of an emerging Old Kent Road Area Action Plan which required replacement of the existing industrial use. Careful design of the new industrial space (B1c) was required in close collaboration with Southwark and the GLA. The site is in close proximity to a railway line and has comes with some challenging environmental conditions such as noise and vibration. The proposal addresses these concerns with a flexible commercial spaces at ground and first floor levels with large commercial lifts and tall floor to ceiling heights. The narrowness of the site has been taken advantage of with a high level of dual aspect flats or single aspect flats that are east or west facing with a shallow footprint. The scheme is high density and extends to 16 storeys. Permission was achieved by demonstrating the scheme is a high quality design.
